Ninety-five years ago, our family started a company called Camlin. It taught us one thing that outlasted the business itself: a name is only worth what it refuses to compromise on.

Luxury, minus the theatre.

Marble in the lobby. Nothing behind the wall.That is how most of this industry sells premium.

We do it the other way around.Specification first. Structure first. Light and air first.Then the lobby.

The result is a home that costs what it should, and is worth more than it costs.

Three promises

Each one stands on the one before it.

  1. Promise 1: Built to outlive the loan

    Your home loan runs 20 years. Your home should be in better shape at the end of it than the day you signed. We specify for the second decade, not the first walkthrough.

  2. Promise 2: Handed over, not promised

    Possession dates are commitments here, not projections. Ask any family living in a home we have already handed over. That is the only reference that counts.

  3. Promise 3: Priced with discipline

    We do not price for the ego. We price for the engineering. Every rupee is traceable to something you can stand on, walk through, or open.

Our approach

Homes you actually want to be inside.

Most apartments are drawn to fit a spreadsheet. Ours are drawn to fit a Sunday morning.

Light that arrives without being asked for. Cross-ventilation that works in April. Ceilings with room to breathe. Trees that were there before we were, still there after. Materials that age instead of peel.

None of this shows up in a price-per-square-foot comparison. All of it shows up in the twenty years you live there.

Since 1931

We have been earning trust for four generations. We are not about to start renting it out.

In 1931, our family started a company that made ink. It became Camlin.

For most of a century, Indian parents handed their children something with our name on it and did not think twice about it. That is a strange and serious kind of privilege. You cannot buy it. You cannot market your way to it. You can only earn it, slowly, and lose it instantly.

Dandekar Properties was founded on the assumption that a home is the same transaction, scaled up.

Someone hands you their savings, their loan, their next twenty years, and asks you not to let them down.

We have had ninety-five years of practice at not letting people down.

One city

We build in Pune. That is not a limitation. It is the strategy.

Developers who build in six cities know six markets shallowly.

We have spent our lives in this one. We know which lanes flood, which plots have clean title, which micro-markets are priced ahead of themselves, and which trees are worth redesigning a building around.

You cannot fake local. And you cannot outsource it.
